Choosing between a Valuation and Different Survey Types
Do I need an Independent Survey?
A property purchase is often said to be the most significant single financial commitment you will make in your lifetime. Therefore, it makes sense to establish whether the property is affected by defects or other issues that might justify renegotiating the purchase price - or that may otherwise come as an unpleasant surprise later.

The mortgage valuation
If you are buying a home with the assistance of a mortgage, the lender will probably commission a valuation report to confirm whether the property provides acceptable security for the loan. Although the purchaser often pays for it, the valuation is intended solely to satisfy the lender's requirements. You should not rely on its contents when deciding whether or not to proceed with the purchase, as it will not necessarily identify defects. More often these days, lender valuations are undertaken as ‘desktops’ or ‘drive-by’ without entering the property.
Before exchanging contracts, you should seek specialist advice from a chartered surveyor, as a valuation differs significantly from a survey. A valuation is more basic, whereas a survey offers a thorough health check. The onus is on the buyer, not the seller, to be satisfied with the condition of the property.
What are the Options?
Our chartered surveyors offer two levels of house buying surveys to help you decide whether or not you should proceed with your purchase. The first is a Full Building Survey (formerly known as a 'Full Structural Survey') Level 3, and the second is an Intermediate Survey, such as the ISVA HomeSurvey (Level 2). This is available exclusively from members of the Independent Surveyors and Valuers Association. Other types of intermediate surveys are also available.
